Our inspection fees vary depending on the folowing criteria:

1) What type of dwelling?

  1. What type of dwelling?
A condominium, single family home/townhome/villa, multi unit, or commercial structure will be priced differently.

  2. How many square feet?
Our fees are based on square footage. the complexity of the inspection increases with the size of the home. Some larger homes have high and multiple attic entries, most have several HVAC units, multiple stories, high roofs, etc. These factors increase the amount of time on site and the number of items to inspect.

  3. How old is the dwelling?
Older homes typically have problems relating to outdated systems which require more time to inspect. Many have fuse type electric panels, knob and tube or 120V aluminum wiring, homeowner improvements that are problematic, multiple layered roofs, cast iron plumbing, and so on.

  4. Are there additional inspections requested?
There is an additional fee if termite, seawall, pool or under house crawl space inspections are needed.
